There was an 'X' code engine available later on which didn't show up on the option sheets or in most books nor was it advertised. The dealer or customer had to know about it to order it. It was a special order, similar to a custom paint color. The problem is as far as I know the 'X' code wasn't available until the '67 or '68 model year due to the larger engine bay when the regular production 'S' code 4v 390 became available. With the car being a '65 I'd have to say this is an error on the title. Have you been able to see the car yourself or get pictures of the inner fender apron where the VIN is stamped or the door tag? You should question the owner about this.
F.Y.I.- according to Marti Autoworks there were only 477 'X' code hardtops produced in the '68 model year. That one on Ebay is quite rare. I don't know about fastbacks or converts though or other year production.

"X" is not a valid code for '65, no such animal exist. Before you buy check it out very carefully. Make sure the vin on the inner fenders matches the title (except the eng code) and ask a lot of questions.
P.S. This 'X' on the title doesn't happen to be in a certain auction on Ebay does it? I saw a pic of a title with the 'X' and it is definitely a typo.
There's also another typo on another VIN in another vehicle listed in that auction. The 5th title shown has two 'C's listed in the VIN next to each other making the VIN 1 digit longer than it should be. Another obvious mistake and might be a reason he's getting rid of more than one vehicle.
Depending on the DMV, an inspection of the vehicle, and a past title search (which may show the error being created) this may or may not be a big problem. Depends on how much work you want to do.
I will say that it won't be a problem for some people in certain states as long as the CORRECT VIN is written on the Bill of Sale. In CT where I am a title isn't needed (nor will CT issue one) so as long as the Bill of Sale VIN is correct and matches the car registering it isn't a problem. Just have to tell the DMV there's no title if they ask and that's the end of it. Keep the mistyped title at home and don't mention anything to the DMV about it's existence.

PLEASE DO NOT BUY THAT CAR. A guy got taken for 14k by those guys for what turned out to be a POS fastback and had raise hell to get his money back. That car is super fishy besides. There is a topic on another forum where that car, and the seller have been thoughly picked apart, PM me for the details.

I didn't think that was a Mercury engine, and that Ford provided most of the motors at that time even though they were used in both product lines.
Here's further info I found. According to Marti there were a total of 733 Mustangs in 1968 with the X code motor. There were 477 hardtops like I mentioned before, but I found out there were also 189 fastbacks and 67 converts.
